Portsmouth Surveyors UK is a firm of surveyors registered in England and Wales, providing residential and commercial surveying services across Portsmouth, Hampshire and the wider South of England. Our surveyors are regulated by RICS (Royal Institution of Chartered Surveyors) and/or RPSA (Residential Property Surveyors Association).
We provide property surveying services including, but not limited to:
The scope of any specific service is set out in the Terms of Engagement issued at the time of booking.
3.1 A survey is booked when we have issued and you have confirmed acceptance of our Terms of Engagement, including the quoted fee.
3.2 Fees are fixed-price as quoted, unless the scope of the inspection changes materially (for example, if the property is significantly larger than described or access is unexpectedly restricted).
3.3 Payment is due within 7 days of invoice, or prior to release of the survey report, whichever is earlier.
3.4 We accept payment by bank transfer and major debit/credit cards.
4.1 You may cancel a booked survey at no charge provided you give at least 48 hours' notice before the scheduled inspection.
4.2 Cancellations with less than 48 hours' notice may incur a cancellation fee of up to 50% of the agreed fee to cover our surveyor's time and travel.
4.3 If an inspection cannot be completed due to access issues on the day (e.g. the vendor is not present, the property is inaccessible), a reasonable abortive fee may be charged.
5.1 Our surveys are carried out in accordance with the relevant RICS or RPSA professional standards applicable to the survey type.
5.2 Surveys are visual inspections only. We do not open up, expose or disturb any part of the structure, and we do not test services unless specifically agreed.
5.3 Our reports describe the condition of accessible parts of the property at the time of inspection. They cannot predict future deterioration or identify concealed defects.
5.4 We carry professional indemnity insurance to the required minimum levels under RICS and/or RPSA regulations.
6.1 Our liability to you is limited to the fee paid for the specific survey in respect of which a claim arises, except where such limitation is prohibited by law.
6.2 We exclude liability for any consequential loss, loss of profits, or indirect losses except where caused by our fraud or wilful misconduct.
6.3 Claims must be notified to us in writing within 6 years of the date of the survey report.
7.1 The survey report is prepared for your exclusive use in connection with the property described therein. It must not be relied upon by any third party without our written consent.
7.2 The report is based on conditions at the time of inspection. Subsequent changes to the property or its environment are outside the scope of the report.
7.3 Our report is not a guarantee or warranty of the property's condition.
