Southsea is one of Portsmouth's most sought-after neighbourhoods — a Victorian seaside resort with a rich mix of grand terraces, converted apartment blocks, and independent shops and cafés. But Southsea's desirability comes with specific property risks.
The dense streets of Victorian terraces that characterise Southsea — particularly around Albert Road, Festing Road and the streets running down to the seafront — were built between approximately 1860 and 1910. Many have been converted into HMOs or flats, with varying degrees of care and building regulation compliance. Our surveyors have extensive experience with Southsea's unique property and know exactly what to look for.
For Southsea properties, we typically recommend a Level 3 Building Survey due to the age of the stock, the proximity to the sea, and the high prevalence of alterations and conversions. Our surveys regularly uncover issues including damp penetration through bay window roofs, failed leadwork, cracked chimney stacks, and evidence of previous subsidence.
Old Portsmouth is home to some of the city's finest and most historically significant residential properties. The Georgian terraces in Old Portsmouth — particularly around Pembroke Road, Grand Parade and the streets within the old city walls — date back to the late 18th and early 19th centuries, and present some of the most complex and rewarding survey challenges we encounter.

Gunwharf Quays presents a very different picture — a modern waterfront development with high-specification apartments and retail/leisure units. For new or near-new properties here, a Level 2 HomeBuyer Survey or a specialist building defects inspection may be appropriate. We can also advise on leasehold considerations and service charge histories.
Southampton is the largest city in Hampshire and represents one of our most significant areas outside Portsmouth. We cover Southampton's diverse property market — from the Edwardian terraces of Shirley and Portswood to the Victorian villas of Bitterne and the modern waterfront apartments of Ocean Village.
Southampton presents its own unique property challenges. The city's medieval city walls — still largely intact — mean that some central properties are built directly against or above ancient foundations. The River Itchen and Test create flood-risk zones that need careful consideration in any survey. And like Portsmouth, Southampton has significant areas of Victorian and Edwardian housing that require the expert eye of an experienced building surveyor.
Fareham and Gosport sit immediately west and northwest of Portsmouth, separated by Portsmouth Harbour. Both towns have seen significant new-build development in recent years alongside their existing stock of post-war housing, Victorian terraces and 1960s/70s estates.
